What does Apartment Marketer do?

Apartment Marketer's mission is to provide an online lead generation platform that drives qualified leads to community managers at a lower cost than traditional advertising. We post your ad at the floor plan level on over 60 different rental related websites. Post once with us, we do the rest!

Where will my advertisement appear?

Apartment Marketer runs your advertisements on many different rental and classifieds sites. Apartment Marketer is constantly adding rental and classified websites to our platform, generating additional distribution and leads for your community.

How do you track phone and email leads?

Each property manager will receive a toll-free number and extension we will apply to every ad we post. This toll-free number and extension will redirect to any number you choose. This can only be used on ads we post. Email leads will be directed to the email address you provide.

Why is it important to list by floor plan?

Listing by floor plan helps with your online placement and will give your community more opportunities to place higher on internet pages.

Can customers search for a rental on ApartmentMarketer.com?

Apartment Marketer is not an ILS with a searchable database of listings - we are the #1 distribution and lead generation platform in the multi-family industry. We publish your communities offerings to over 60 online rental sites and then track all phone and email lead activity.

I'm already listed with the common ILS's. Why should I list with you?

The common ILS's combined have only a 20% market share. There is a remaining 80% market share to be captured. We are the only company dedicated to reaching this unique audience.

Can you tell me more about The Long Tail graph from your home page?

Yes, The Long Tail Theory as it applies to the Multi Family Industry states that, in aggregate, a community can generate as many if not more leads by listing their vacancies on a long tail of sites (60+) than by limiting their advertising to only the common ILS sites in the industry.

How do I get started?

When will my ads be posted?

Your ads will be posted within 24 business hours of proofing and completion.

Please call for us for for the current maximum number of ads per community.

Are images included with my advertisement?

You can upload up to 5 images per floor plan when you add a new listing.

How do I add photos to my ad?

You can add photos by signing into your account and clicking on the "Manage My Ads" link. Click on the address, and then click on "Images." Your first photo chosen in the series should be the best representation of your community. Click "Browse" to launch the file browser. Navigate the browser to where your photos are saved. Click "Browse" again to select the next photo. Once you have selected up to five images, click "Update".

How do I change text in my advertisement?

Login to your Apartment Marketer account and within your my account dashboard, under the "Manage my ads" section click on the address and select "Edit" to change text. To add or change images, select "Images."

How many edits can I do for each property per month?

You can change your ad as often as you like. Each change will go into effect within 24 business hours.

When I make changes to my ad, will your technology also update ILS sites such as Rent.com or Apartments.com?

Changes you make through Apartment Marketer will update the 60+ sites in our distribution network. The ILS providers that you also may be currently working with are not part of our distribution network and offer their own methods for updating.

Can we see how many times each ad was viewed?

Many sites we post your properties to do not allow us to see how many times an ad was viewed. More important is how many people actually respond to that ad, via either phone or email. You can review these reports at any time by logging into your account.

How much does it cost?

Apartment Marketer offers a unique pricing structure which is capped at $100. We charge $25 per lead/per community/per month up to (4) leads capping the cost at $100. Every lead generating after 4 is FREE, helping you to decrease your effective cost per lead (CPL). Our innovative pay per lead pricing model helps you as a marketing manager become more efficient and because more leads and leases you receive, the lower your effective cost per lead and cost per lease become.

What are considered leads?

A lead is either an email that is sent to you or a phone call lasting longer than :45 seconds which is tracked by a unique toll free number. We have found that approximately 75% of the leads can come from a phone call and our clients have found a much higher conversion rate if each of those calls are answered by a person. Studies also show that if a customer does not receive a response from a company within 12 hours, they are more likely to rent elsewhere.
